Biggest Property Investment Mistakes - Issues and Their Solutions
A lot of investors in Australia have a home loan and most investors use the equity in their home property in order to help them to get enriched with their first investment property or share acquisition. It should be pointed out that some years ago most investment loans were standard long term facilities with an initial interest only period of say 5 -10 years after which they converted to principal and interest. Most properties are negatively geared with investors using their personal income to subsidize the shortfall between interest on their investment loan as well as other costs associated with the property and their investment income.
All those investors with a home loan and a negatively geared investment property should be aware that there is a much more tax effective way to structure their investment loan. You might probably know that until recently there has been considerable confusion amongst property investor tax payers about the deductibility of capitalized interest on an investment loan. The Australian Taxation Office has been promising clarification on this for some time, so, there have been 2 recent developments:
1. A Favourable Private Ruling
It was issued to a taxpayer who had a home loan and an investment line of credit with one lender and an investment loan with another lender. To make it clear, the taxpayer wanted to use as much of his personal income as possible to repay his non-deductible home loan debt as quickly as he could… He did not want to have to subsidize the investment loan by using his salary to pay the shortfall in interest but he wanted to capitalize the shortfall interest on his investment line of credit. In addition, this taxpayer wanted to utilize the investment line of credit to meet any unexpected maintenance costs, rates and the like that attached to the investment property. This allowed him to apply further extra repayments to his home loan. It means that as a result he expected to repay this in full within 10 years (not 30). So, the ATO considered the compounding interest to be deductible and Part IVA was deemed not to apply to deny that deductibility.
2. A Draft Taxation Determination
The main theme of it is whether the deductibility of compound interest determined according to the same principles as the deductibility of other interest. This question was determined by the case “Hart vs. The Commissioner of Taxation 2002” when in the Federal Court considered that there were 2 tests proposed:
1. The use to which borrowed funds are put
2. The purpose of the borrowing
The Commissioner accepts that the principles governing the deductibility of compound interest are the same as those governing the deductibility of ordinary interest.
In conclusion it should be pointed out that any investor with a home loan who wants to buy an investment property must be certain that any investment loan he/she arranges includes a capitalizing investment line of credit.

First Largest Shopping Mall in the World
The first largest shopping mall in the world is called the South China Mall.
Here’s what I got from Wikipedia.
South China Mall in Dongguan, China was the largest mall in the world.[1] It had leasable space for over 1,500 stores in approximately 6.5 million square feet (600,000 square metres) of total floor area.
The mall had seven zones modeled on international cities, nations and regions, including Amsterdam, Paris, Rome, Venice, Egypt, the Caribbean, and California.
Although the mall opened in 2005, it suffered from a lack of retailers. Much of the retail space remained empty, with 99.2 percent of the stores vacant. Many analysts said that the main reason the mall had been largely unoccupied was its location in the suburbs of Dongguan, which means that it was only practical to travel there using a car.
Since then, however, the mall was renamed to New South China Mall and has undergone redevelopment.
I would definitely love to check this mall. It looks like it’s not only huge but offers everything that you need. A hotel, great food, lots of fun, and never ending shopping. This definitely goes to our list of places to go.
Fifth Largest Shopping Mall in the World

The fifth largest shopping mall in the world is called SM Megamall. It is located at Mandaluyong City, Philippines. Check out what Yahoo! Travel wrote about this mall,
Shop till you drop in this huge flagship store of the SM Group of Supermalls. Here you can also have a haircut, a manicure, a massage, and do a hundred other things. You may even go for a spin on an ice skating rink. There is a wide variety of cafes, bars, restaurants and food stalls, in addition to the SM Megamall Food Court in the basement. Just in case you are wondering what SM stands for, it is short for Shoe Mart, the name of the hole-in-the-wall shoe store which the mammoth SM enterprise sprung from.
This mall is open from 10 in the morning up to 9 in the evening. It is open daily. This mall was built in the year 1989 and was opened on June 21, 1991. This is the third mall build by SM Prime holdings of Henry Sy.
I have personally been to this mall and you can definitely find everything here. It’s another one stop shop. There are movie houses, ice skating rink, a huge parking area, and currently a new church has been built in the middle of the mall. This is recommended when you happen to be in Manila.
Sixth Largest Shopping Mall in the World

According to Wikipedia, Berjaya Times Square is a twin tower complex containing a shopping centre and two five star hotels located in Kuala Lumpur, Malaysia. It was opened in October 2003 by the then Prime Minister of Malaysia, YAB Datuk Seri Dr Mahathir bin Mohamad. Both towers are 203 metres (666 ft) tall, with 48 floors. It is tagged as the “world’s largest building ever built in a single phase”, with 7.5 million square feet (700,000 m²) of built up floor area. It offers shopping, luxury accommodation, business, food and entertainment.
Also note that the KL’s Monorail’s Imbi station is linked to the building by a footbridge.
Seventh Largest Shopping Mall in the World
The seventh largest shopping mall in the world is found in Beijing, China. It is called the Beijing Mall. It also opened last 2005 and it has 3.4 million square feet. It has 4 levels of shopping with interior residences. It is located near Fifth Ring Road, southeast of Beijing.
A tour in China would never be complete without shopping so I guess it would be great to stop by this mall. As for me, I would allot at least a day to spend here since it is really huge. Just looking at the statistics, I think a day won’t even be enough. With this it makes me want to go to Beijing. Maybe I should feature this city in this blog soon.

Ninth Largest Shopping Mall in the World
The ninth largest shopping mall in the world is called SM North EDSA.
It opened last November 1985. It’s annex3 opened last July of 2006. The
land area is around 17.5 hectares and the gross floor area is around
331,861 sq. meters. It is located at North Avenue cor EDSA, Quezon
City, Philippines.

10th Largest Shopping Mall in the World
As I’ve written here over and over again, shopping comes with traveling. So what I did is do a little bit of research on the top ten largest shopping malls in the world. Forbes.com gave us a lot but will just post the first ten and maybe one of these days I can visit these malls.
The tenth largest shopping mall is called the King of Prussia Mall located in Philadelphia, Pennsylvania, USA. It was built in 1962 and basically has a 2.8 million square feet. It’s website described it as…

They also have guest services for your convenience, located iin The Plaza located outside Rite Aid, and near Lord & Taylor, and by Bloomingdale’s in The Court.
